Half a billion dollars for a data centre operator, and what it says about the market

Princeton Digital Group has closed an equity round led by Mubadala, taking its total above USD 500 million.

Princeton Digital Group, a Singapore-based data centre operator founded in 2017, has closed an equity round led by Mubadala Investment Company, which put in USD 350 million. The existing shareholders Warburg Pincus and Ontario Teachers' Pension Plan Board also invested, taking the total above half a billion dollars.

The company says it has a portfolio of 20 data centres with more than 600 megawatts of secured capacity across five countries, and that the money will deepen its presence in Japan, India, Singapore, China and Indonesia and accelerate expansion into other markets.

What secured capacity means

This is the figure to read carefully. Secured capacity is what an operator controls — land, power agreements, the right to build — rather than what is built and earning. A portfolio can hold 600 megawatts of secured capacity and a much smaller number of megawatts in service. The gap between the two is the construction programme the new money is meant to fund, and it is the number the release does not give.

Mubadala's head of real estate and infrastructure investments, Khaled Abdulla Al Qubaisi, and PDG's chief executive, Rangu Salgame, both frame the raise as backing a strategy already proven. Asia is a growing data centre region by any measure, but capital has been arriving faster than tenants in several markets, and the test for a regional operator is whether the megawatts it has secured can be let at the rents its investors have underwritten. What the capital actually buys is land and power agreements in markets where both are getting harder to secure, and where a competitor with a larger balance sheet can outbid on either. The company's own account of the round does not say what will be built, only the countries the money will be spent in.
